Lafayette County: Hwy 7 S.

This case involved a partial taking from a large parcel of over 400 acres of mixed use property.  It was not contested that the highest and best use of most of the property was for residential development but a small portion fronting on Highway 7 had a commercial highest and best use.  Most of the 3.27 acres taken was part of the commercial property.  After the taking, the property no longer has direct access to Highway 7.  The State's initial offer to the property owner was $64,350.  Before trial, the State's offer was increased to $238,175.  A Lafayette County Jury in Oxford, Mississippi, awarded the property owner just compensation in the amount of $745,900.50.
